Documentation varies by program

The documents a self-employed borrower needs depend on which mortgage program they are pursuing. Conventional programs and alternative documentation programs have different requirements.

The list below is general. Your specific situation may require additional or different documents.

Common documents for conventional self-employed qualification

Two years of personal tax returns (with all schedules). Two years of business tax returns if applicable. K-1s for any partnerships or S-corporations. Year-to-date profit and loss statement. Business bank statements. Personal bank statements. A business license or proof of business ownership.

Documents that may be requested for alternative programs

For bank statement programs: 12 to 24 months of personal or business bank statements. For P&L programs: a qualifying profit and loss statement, potentially CPA-prepared or reviewed. For 1099 programs: 1099 forms and related income documentation.

Across all programs, lenders may also request identification, a credit report authorization, and information about the property being financed.

Start with a conversation

Rather than gathering every possible document upfront, start by describing your situation. A mortgage broker can help you identify which program fits and which documents are actually needed for that path.

You don't need to know which loan program you need. That's the point of the conversation.
