What is a bank statement mortgage?

A bank statement mortgage is a type of alternative income documentation program that may use eligible personal or business bank deposits over a defined period to help determine qualifying income.

Instead of relying primarily on tax return net income, the lender may review deposit history to assess cash flow. This can be useful for self-employed borrowers whose tax returns show lower net income due to legitimate business deductions.

Who may benefit from a bank statement program?

Bank statement programs are generally designed for self-employed business owners, entrepreneurs, and independent professionals who have consistent deposit activity but whose tax returns do not fully reflect their earnings.

This is not a program for borrowers who cannot document income. It is a different way of documenting income that already exists.

How deposits may be evaluated

Lenders may review 12 to 24 months of bank statements and analyze eligible deposits to calculate qualifying income. Not all deposits may count, and lenders may apply their own methods for determining which deposits are eligible.

Because lender guidelines differ, specific deposit percentages, expense factors, and eligibility criteria should be discussed directly during a consultation rather than assumed from general descriptions.

Important limitations

Bank statement programs are subject to credit, underwriting, property, and other applicable approvals. Qualification requirements and terms vary by lender and borrower circumstances. Not every self-employed borrower will qualify, and program availability is not guaranteed.
