1099 income and mortgage qualification
Independent contractors, freelancers, and gig workers often receive 1099 income rather than W-2 wages. This income is real, but it does not fit the traditional employment verification model that conventional mortgage programs are built around.
Certain mortgage programs may allow eligible 1099 earners to qualify using 1099 income documentation rather than traditional W-2 income.
How 1099 programs may work
Depending on the lender, a 1099 program may use 1099 forms and related documentation to establish qualifying income. The lender may review one or two years of 1099 income to assess stability and continuity.
Eligibility depends on the lender’s guidelines, the borrower’s credit profile, and the consistency of the 1099 income.
1099 does not mean no documentation
A 1099 mortgage program does not mean the borrower bypasses underwriting. It means the income is documented and evaluated in a way that reflects how 1099 earners actually work.
All loans remain subject to credit, underwriting, property, and other applicable approvals.
