Two approaches to investment property financing

Real estate investors in Tennessee may encounter two primary mortgage paths for investment properties: conventional investment property loans and DSCR loans.

Both can finance a rental property. The difference lies in how the lender evaluates qualification.

Conventional investment property loans

Conventional investment property mortgages follow agency guidelines. The lender evaluates the borrower’s personal income, credit, debt-to-income ratio, and the property’s expected rent.

For investors with strong W-2 income or straightforward tax returns, conventional financing may work well. The challenge for some investors is that growing a portfolio can strain debt-to-income ratios, even when the properties themselves cash flow.

DSCR loans

DSCR programs shift the qualification focus toward the property’s rental income relative to its debt obligations. This can allow investors to qualify based on the investment’s performance rather than their personal debt-to-income ratio.

DSCR loans may be particularly relevant for investors who are self-employed, who already hold multiple properties, or whose personal income documentation is complex.

Which is right for you?

There is no universal answer. The right choice depends on your income structure, your portfolio, the specific property, and what participating lenders are offering.

A mortgage broker can help you compare available options across lenders instead of evaluating only one product menu.
