Self-Employed Mortgages

Profit & Loss Mortgage Options for Business Owners

P&L-based mortgage programs may use a qualifying profit-and-loss statement when evaluating self-employed income. Program requirements differ by lender.

What is a P&L mortgage?

A P&L mortgage is a type of alternative income documentation program where certain lenders may use a qualifying profit-and-loss statement to help evaluate self-employed income. Instead of relying solely on tax returns, the lender may consider a prepared P&L as one way to assess a business owner’s earnings.

These programs are part of a broader category of self-employed mortgage options, which also include self-employed mortgage programs in Tennessee and bank statement mortgages that may be used when tax returns do not fully reflect a borrower’s income.

For a deeper walkthrough of how the process works, see our resource on how a P&L mortgage works.

How a profit-and-loss statement may be used

For business owners whose tax returns do not fully reflect their earnings, a P&L statement may provide an additional perspective on business performance. Certain mortgage programs may use a qualifying profit-and-loss statement to help evaluate self-employed income.

Lenders may review the P&L for consistency, reasonableness, and alignment with other financial indicators. A professionally prepared or CPA-reviewed P&L may carry more weight than a self-prepared statement.

Who prepares the statement

Lender requirements vary. A P&L may be self-prepared by the business owner, prepared by an internal bookkeeper or accountant, or prepared and reviewed by a Certified Public Accountant (CPA). Some lenders accept a self-prepared statement, while others may require a CPA-prepared or CPA-reviewed P&L.

A CPA-prepared statement typically carries more weight because it reflects an independent professional’s review of the business’s revenue, expenses, and net income. When in doubt, a professionally prepared P&L may strengthen the file.

Why requirements vary

Some lenders may combine P&L review with bank statements. Others may rely on the P&L as a primary income document. Lenders may also consider the age and stability of the business, the industry, and overall credit profile.

Because Heartrate Mortgage Studio works with multiple lenders, the specific documentation a given borrower needs can depend on which program and lender best fit their situation.

Why a P&L loan is not “no documentation”

A P&L mortgage is an alternative income documentation program, not a no-documentation loan. The profit-and-loss statement itself is the documentation: it records revenue, expenses, and net income over a defined period, and the lender reviews it for consistency and reasonableness.

In other words, income is still documented and evaluated — it is simply documented through a P&L rather than through tax returns alone.

Other underwriting factors still matter

Even when a P&L is used to support income qualification, a P&L mortgage is still subject to credit, underwriting, property, and other applicable approvals. Lenders may also review:

  • —Credit score and credit history
  • —Business age, stability, and industry
  • —Reserves and assets
  • —Property type and appraisal
  • —Consistency between the P&L and other financial indicators

Qualification requirements and terms vary by lender and borrower circumstances.
